Also, through experience, I have implemented forms that I feel are necessary to insure your success. &lt;/p&gt;&lt;p&gt;I take pictures and have inspection sheets signed at time of possession.&lt;/p&gt;&lt;p&gt;I collect rent.&lt;/p&gt;&lt;p&gt;I am the go to person for any kind of problem with the tenant.&lt;/p&gt;&lt;p&gt;I see to it that repairs and complaints are handled &lt;span id="SPELLING_ERROR_1" class="blsp-spelling-corrected"&gt;quickly&lt;/span&gt; and efficiently.&lt;/p&gt;&lt;p&gt;I will set up a checking account to deposit rental payments into.&lt;/p&gt;&lt;p&gt;I will hold the damage deposits so that when work is done there is money to pay for services. This will be reimbursed when rent is paid the following month.&lt;/p&gt;&lt;p&gt;There will be a written accounting of all expenses sent to the Owner on the 10&lt;span id="SPELLING_ERROR_2" class="blsp-spelling-error"&gt;&lt;span id="SPELLING_ERROR_0" class="blsp-spelling-error"&gt;th&lt;/span&gt;&lt;/span&gt; of each month.
