DESCRIPTION

I am Joe Smelser and I am the owner and operator of Joe Cool Property Management. I have managed residential properties in Delaware County since 1988.
I am a licensed real estate Broker Associate with G&G Realty in Yorktown.
I can handle all of your real estate needs regardless of whether you need a property manager for properties you own now or if you are wanting to buy or sell property. I'm your man.

I am able to show properties because I am able to work it into my schedule..

I am able to screen applicants to insure that you get a good tenant.

I use all paper work required by the state and local laws. Also, through experience, I have implemented forms that I feel are necessary to insure your success.

I take pictures and have inspection sheets signed at time of possession.

I collect rent.

I am the go to person for any kind of problem with the tenant.

I see to it that repairs and complaints are handled quickly and efficiently.

I will set up a checking account to deposit rental payments into.

I will hold the damage deposits so that when work is done there is money to pay for services. This will be reimbursed when rent is paid the following month.

There will be a written accounting of all expenses sent to the Owner on the 10th of each month. At the end of January you will have been given all the paper work that you will need to take to your accountant.
